Ayrshire, Sales Trends Oct-Dec 2016

As 2016 drew to a close we can look back at what was a record year for our Ayr branch. With more property sales, higher viewing numbers and more closing dates than ever before, reflecting the fact that their seemed to be renewed confidence in the Ayrshire residential property sector. We entered the last quarter of the year in what is a traditionally a quieter time for the property market with continuing strong levels of sales with our Ayr branch recording 47 sales in the 3 month period, keeping up the momentum which we have built up throughout the year.

Viewing levels remained high showing a 10% rise over the same period last year. However the lack of quality housing stock meant that higher selling prices were being achieved for the right houses in the right locations.

We saw continued high demand for ex local authority 2 and 3 bedroom properties with many selling at or above their Home Report valuations. Modern semi-detached homes were also much sought after, two notable examples which we sold, were in Maple drive and ward road in Ayr, both exceptionally well presented properties and both selling within weeks of coming to market at or above their Home Report valuations. Bungalows, as always drew tremendous interest from buyers, an example of which was a 3 bedroom detached bungalow in Ayr road in Coylton which sold at a closing date achieving 6% above Home Report.

As mentioned earlier 2016 has truly been an excellent year with record sales levels for the branch, testament to the hard work and dedication of the Ayr team, delivering outstanding results for our customers, seven days a week.

We are all looking forward to 2017 and are confident that it is going to be another strong year for the Ayrshire property market. Our database has record numbers of registered buyers ready to move and we are actively looking for property to fulfil this demand.

Ayrshire, Letting Trends Oct-Dec 2016

The letting market remained steady as 2016 drew to a close, bucking the traditional trend for the time of year. There continued to be strong competition for properties, leaving landlords in a prime position with faster letting times and increased rents.

The most desirable properties are still two bedroom flats and three or four bedroom family homes, with rental values ranging from £550 to £1000.

A property in Fellhill Street, Ayr, a three bedroom mid- terrace with an asking price of £575, achieved £650 due to overwhelming demand. And a four bedroom bungalow in Blackburn Drive , Ayr, was tenanted within a week of coming onto the market, achieving a rental of £995. The landlord was thrilled to have a tenant only days before Christmas and praised our dedicated teamwork.

As we reflect on 2016, it is clear that political uncertainty, especially surrounding Brexit, did not affect the local property market. In fact, it could have helped to fuel the surge in demand for properties, as we saw demand clearly outstripping supply.

With this shortage of housing, high rental values are likely to remain and we can confidently state that the buy- to- let market still offers excellent returns in both rentals and capital growth.

The new year began on a very positive note and we predict a buoyant market as we move towards Spring and Summer. We have a healthy database of registered tenants looking to move now, and we can help new and existing landlords to invest wisely for the best possible outcome.
