Ayrshire, Sales Market Update

As we entered the summer months this year in what can be a quieter time for the property market we continued to see a strong level of sales with the branch recording 72 sales over the 3 month period which has helped us achieve sales figures 17% ahead of 2015 for the first 9 months of the year.

All key indicators are up year to date, with viewing levels showing an increase of 15%.however, new listings are not increasing at the same rate which has created a lack of supply, especially for well presented family homes in good addresses. School catchment areas are still a big priority for most buyers looking to purchase a family home, with locations covering the best schools attracting the most demand and driving higher prices as due to increased competition. There is also continued demand for rural homes especially if they are within 20 minutes drive from town.

This shortage of supply has meant that these homes are generally achieving high prices with reduced selling times. A few examples which stand out were a lovely modern detached bungalow in Grassmillees way in Mauchline which we sold within a week of coming to market achieving £10,000 above its Home report valuation. Another rural property was Ashbury Lodge in Stair, a small hamlet situated only 15 minutes from Ayr. This beautiful detached home was in show home condition and again sold within a week for well in excess of its home report valuation.

2016 has been an excellent year for our Ayr branch and thus far has been the best year the branch has ever had since opening in 2006. Ayrshire, Letting Market Update

The start of this quarter was surprisingly positive and the letting market remained steady throughout July and into August.  Naturally Brexit brought about concern and uncertainty, however, it soon became clear that Landlords were continuing to invest and property was still a safe bet.  In fact, towards the end of the quarter the buy- to- let market gathered momentum, and first time investors began emerging due to the drop in interest rates.

For the first time in the industry we are seeing increased levels of rental business whilst property sales also increase. Historically the two don’t rise together, with more of a see saw effect being the trend of old. This current trend where both are on the rise is largely down to increased sales confidence as more and more people consider property as a secure investment, given the low interest rates on offer by the banks. This, coupled with more Tenants being forced to rent due to significant deposits still being required by lenders and the fact that many young professionals are preferring the flexibility of renting and pursuing job opportunities more readily.

September brought many tenants looking for a fresh start and we also had a number of foreign nationals taking up posts at the airport.  There continues to be an ever-increasing demand for high- spec properties,  with the nicely modernised being the most desirable, whether it’s 2 and 3 bed flats or homes.  As long as they are clean and fresh securing decent tenants does not pose a problem.

This quarter we did see a demand for 4 bed properties situated in Troon, Irvine and Kilmarnock.  We had a wonderful 4 bed relatively new build property in Kilmarnock that achieved a rental income of £825 with four applicants looking for tenancy.  This was a property of high standard. We also had a range of flats in Troon that were of high specification with a price range of between £350 and £650, and tenants were quickly secured.

Our advice to Landlords is to invest that little bit extra on rental property to ensure obtaining the right tenants and good rental income yield.

Overall, this quarter has shown great promise and the market remains very strong with high demand for rentals across all property types.
