Bearsden, Sales Market Update

Thank you for tuning in to this quarters market update and the fact that you have, I assume you may be either considering moving home, adding to your property portfolio or merely have a keen interest on the local housing market. These quarterly reports remain the only regular, honest and transparent insight as to how the housing market is performing in your area and I hope you find it informative.

So, how have things been across July, August and September? Extremely active, with our Bearsden branch successfully completing 81 sales and of these, the vast majority were sold at closing date and a staggering 92% exceeded their home report valuation. This now means that over the last 6 months, Clyde Bearsden have achieved an unrivalled feat of 91% of all sales exceeding the surveyors valuation.

A number of contributory factors have instigated this. One being that Bearsden, Milngavie and the surrounding areas are home to some of the most coveted private and state schools in Scotland. The demand for parents to purchase their next home within certain school catchments and within a specific timeline, ensures heightened interest levels and in many cases, inflated offers. With the risk of repeating myself, the frustration for many is still that there are far more people looking than there are houses for sale.

The local market remains slightly seasonal and the past three months are notoriously strong selling months in the housing calendar. The end of the summer holidays, coupled with hopefully good weather helps to fuel what is already a buoyant sellers market. It would be wrong to generalise however and certain price points and locations are experiencing differing levels of demand and viewing activity. Semi-detached villas around £200,000 - £400,000 in Milngavie and Bearsden remain extremely popular with average selling times of around just two weeks, as do detached bungalows around £300,000 - £600,000. Above £600,000 the market becomes slightly more unpredictable which is largely attributable to the simple fact of affordability and the increased levy of LBTT (Land & Buildings Transaction Tax) applied to property purchases in Scotland.  We have secured a number of sales between £600,000 and £1,000,000 however I have to say that this bracket requires flawless presentation, maximum effort and the expectation of a slightly more protracted selling time.

It is human nature to acquire a comparison before making important decisions and one frustration of mine is the assumption that all estate agents perform the same role. As the owners of 2 Beechwood Lane, Bearsden kindly confirmed to us in a recent letter of gratitude (please see our testimonials page). After marketing their property with Corum, Bearsden for over 4 months, disheartened, they appointed Clyde Property to manage their sale. Rather than just listing their home on a number of websites and hoping potential viewers contact us, we effectively started afresh. Our professional marketing included HD movies both externally, displaying the leafy setting and internally showing the beautiful features.  We also created high quality brochures and then proactively contacted parties registered on our mailing list from current and previous sales, across our extensive opening hours 7 days a week. In doing so, we introduced 23 viewers in just 17 days and successfully sold the property for around £30,000 above the asking price.

This attitude has also stood us well with recent sales at higher price points, namely 151A Mugdock Road, Milngavie. Having just succeeded in purchasing a property in the Tannoch district at a closing date by Clyde Bearsden, the owners were understandably anxious about how quickly their sale would gather momentum. Once again, we utilised every tool at our disposal including our in-house team of professionals who capture and create the highest quality internal and external aerial HD Movies. Displaying footage of the nearby Tannoch Loch, the leafy setting and backdrop of the Campsie Fells, we launched the property at Offers Over £615,000 against a home report of £675,000. With the use of our unrivalled opening hours and extensive mailing list, further bolstered by many letting property through Clyde Letting whilst searching for the right home to purchase, we successfully sold the property at a closing date for a figure far in excess of the home report.

It is not just the family market that is proving extremely buoyant but also for those looking to down-size. We have just set a new record in the highly sought after Ellangowan Court development in Milngavie. Located next to the centre of Milngavie, this beautiful 3 bedroom top floor flat offers a lift and private parking as well as lovely outlooks. Priced at offers over £295,000, with a home report valuation of £330,000, we introduced 16 viewers in 1 week and hence set a closing date. The property was sold for just under £400,000.

The activity levels continue to ripple northwards in particular to the villages of Strathblane, Blanefield and Killearn, including recent closing dates in Rowan Crescent, Killearn and Dunglass View in Strathblane. With asking prices of £239,000 and £395,000 respectively, the 2 closing dates experienced 9 offers in all and sale prices of around £285,000 and £450,000 respectively.

Although strong, the local market is still susceptible to seasonal fluctuations and will probably begin to slow early to mid December. If you are therefore considering selling your home and utilising the current demand perhaps with a view of moving after the New year, I would recommend doing so as soon as possible. So in summary, considering the mild weather and local demand, I expect activity levels to continue very late this year. After which point, if you are considering selling early in the new year it is a worthwhile exercise to have your property photographed and the marketing literature prepared with a view of just having your home report carried out when the time is right.

Bearsden, Letting Market Update

The drive for rental properties has continued well into Quarter 3 and I am delighted to report that our letting department is increasingly busy with rental homes in Bearsden, Milngavie and surrounding areas proving very desirable in this current market.

 

With an average of 10 viewers to every property rented by Clyde Property locally and an average advertising time of just 7 days you will quickly realise how successful this quarter has been. The record number of viewing levels at properties is creating a competitive situation which allows us to secure the best and most suitable tenant for a property and also means that rental properties are achieving higher rental income than ever before.

 

There are a wide variety of prices and property styles within different locations available on the market. For example, properties from 1-bedroom flats to larger 5 bedroom houses have been successfully tenanted within a quick time frame and ideal tenants have been procured. The Bearsden team has completed 39 leases in quarter three, ranging in value from £500 to £2500 pcm.

 

There is substantial demand for high quality furnished and unfurnished properties and the most sought after property within Bearsden and the surrounding areas would be 2-4 bedroom family sized homes. Generally, people who are currently between homes having sold their own property and opting to rent in the interim tenant these types of properties. Alternatively, due to the estate agency market being so strong, people will opt to rent until they are able to purchase their 'dream home'. These kind of properties are likely to become highly sought after rental investments especially within the Bearsden area where the local primary and senior schooling is second to none.  An example of this is the luxury property 5 Ledcameroch Crescent at £2500 pcm that was tenanted within one day of coming to market.

 

As I have just touched on, for the first time in the industry we are seeing increased levels of rental business whilst property sales also increase. Historically the two don’t rise together, with more of a see saw effect being the trend of old. This current trend where both are on the rise is largely down to increased sales confidence as more and more people consider property as a secure investment, given the low interest rates on offer by the banks. This, coupled with more Tenants being forced to rent due to significant deposits still being required by lenders and the fact that many young professionals are preferring the flexibility of renting and pursuing job opportunities more readily.

 

The majority of our letting stock is reserved after the first viewing with multiple people looking to proceed. Thus, we are left with a substantial bank of suitable tenants that we can contact in the future for other similar properties. Another great feature at Clyde is our mailing list that is full of people looking to achieve a suitable rental property, giving us a bank of ‘ready to move’ tenants that we can 'tap into' at any time.

 

Following on from Brexit uncertainty, business continues as usual and in fact, there has been an increase in comparison to figures from this quarter last year. Despite an increase, there are still not enough properties on the market to satisfy the demand, with multiple tenants applying for each property. An example of this is properties such as 47 Michael McParland Drive in Torrance and 92 Canniesburn Quadrant receiving applications from every tenant who attended the viewing.

Due to our extensive knowledge of the area and the strength of the current market, rental values in recent months have shown strong signs of improvement too. In terms of our relet properties, Landlord’s have been able to achieve an increase of 15% on their monthly rental income, in some cases more!

Regardless of the uncertainty of Brexit and changes within the tax on rental incomes- as an agency we are still seeing growth within the rental market with our number of Landlords and properties steadily increasing. With a short average time on market without fail all of our stock will receive numerous high quality applicants and I would be confident in helping any other Landlord to achieve this. Living locally in Bearsden

Since the mid 1800's, Bearsden grew steadily due to its new rail links to Glasgow and today it is firmly established as one of the most desirable and indeed affluent areas to live in Scotland. With such a diverse range of amenities on offer, Bearsden's residents enjoy a wide selection of shops and supermarkets, with Marks and Spencer, Asda and Tesco and  all found locally. A new Waitrose opened in 2015 in Milngavie, Bearsden's closest neighbouring town. There are numerous coffee shops and bars in the area and a number of restaurants cater for every taste.

The area boasts bowling and tennis clubs, sports centres and no fewer than seven golf courses, all within ten minutes' drive. There is even an outdoor dry ski slope! For those who love the outdoors, Bearsden and Milngavie have a number of picturesque parks and outdoor spaces, with the start of the West Highland Way found in the centre of Milngavie. Mugdock Country Park is nearby and some of Scotland's finest scenery is only a short drive away.

There are a number of excellent nursery and primary schools in the area, with the highly regarded independent schools of The High School of Glasgow and Glasgow Academy having their junior schools nearby. The recently rebuilt Bearsden Academy as well as Boclair Academy are consistently high performers and offer secondary education in the state sector.

Four train stations serve the area offering regular and direct services to both Glasgow and Edinburgh, numerous bus routes into the city centre and an international airport only fifteen to twenty minutes' drive away, Bearsden is a hard act to follow!
