Ready for Edinburgh Festival Season?!

The Edinburgh Festival Fringe is the largest arts festival in the world and takes place every August for three weeks in Edinburgh, Scotland’s capital city.

Every year thousands of performers take to hundreds of stages all over Edinburgh to present shows for every taste. From big names in the world of entertainment to unknown artists looking to build their careers, the festival caters for everyone and includes theatre, comedy, dance, physical theatre, circus, cabaret, children’s shows, musicals, opera, music, spoken word, exhibitions and events.

In 2015 there were 50,459 performances of 3,314 shows in 313 venues, making it the largest ever arts festival in the world. (source)

Why Festival Lets

For many landlords, opting to rent out their property short term makes more financial sense, and Fringe is a wonderful opportunity, with so many tourists as well as performers and organisers coming to stay in Edinburgh for almost a month. For some, renting short term for festival lets while filling organising the rest around the academic year works better than regular long term rentals.

Short term lets offers a bigger reward and with our award winning service, you will never have to worry about letting your home again.

Short term letting still has set rules and regulations, but with an expert agent at your side, going through all the checklists prior to letting can be very smooth.

How Short Term Lets Are Different

Short term lets are necessarily furnished properties with good quality finishes, freshly made beds, a WiFi and other amenities people would look in a home away from home.

Location is very important as properties close to the city centre are more popular and command greater prices.

Rather than the tenant organising contracts for utilities, all utilities are included in the weekly bill.

How to Get Started

Get an accurate valuation – An agent with local market knowledge can put an accurate value on your property, ensuring you get the best possible price in the context of short term lets.

Market your property – The perfect tenant is waiting, they just need to see your property. This means maximum exposure across a wide range of media, difficult to create as an individual but which the leading agencies are best at.

Organise the legal and financial aspects – The legality of letting may be a worry – from getting the correct insurance to meeting legal repair standards and having all certificates in order. There are legal safety regulations to do with gas, fire and electrical safety and meeting requirements for smoke alarms and carbon monoxide detectors. It is also a criminal offence to grant a lease without an Energy Performance Certificate on any building that requires one. Again, a good agency will be able to fully assist you with all of these aspects and arrange inspections for you by accredited engineers.

Completion and celebrating a successful property let! – From getting a property on the market to professional property management and maintenance, the rental process can be much easier when working with a reliable agency. And since we are fully established in Edinburgh, we can take care of your property year round, making sure to keep void days at minimum.
