Put simply, Clyde Falkirk had an outstanding year for sales in 2018. According to Rightmove, we were the top performing sales estate agent over the year for the ninth year running. The market was characterised by over demand and under supply leading to many excellent sales with superb prices being achieved by sellers. Closing dates were had in abundance as were remarkably quick selling times and dates of entry.
Quarter One 2018
January to March saw a very fast pick up after holidays as sellers and buyers raced to the market. The only slowing factor was the weather with snow causing havoc for viewers, however not even the Beast from the East could stop the early momentum.
Quarter Two 2018
April to June was a phenomenal period for activity as many sellers and buyers see this as a traditionally busy time with light nights, well presented gardens and wonderful weather in which to showcase homes. The early momentum in the first quarter therefore led to an exceptional marketplace.
Quarter Three 2018
July to September – The traditional holiday month of July seemed to have little effect and go barely unnoticed as demand held up. In August and September there was a similar shortage of supply again leading to prices being achieved well above Home Report and asking prices.
Quarter Four 2018
October to December was a very buoyant and stable period for the local market with excellent demand for all house types. Despite Brexit fears, the market showed great confidence and very strong demand. The only issue by December was again the lack of properties to purchase causing quite a few sellers to be fearful of selling and not finding a suitable property to purchase.
With continuing low 0.75% interest rates and historically low uneployment (the lowest level since the early 1970‘s) market confidence is very high. We would expect 2018 to seee a rapid post holiday pick up and brisk trading.
