Renter’s Most Desired Property Features

If you’re a property investor you may be interested to know what renters are looking for from your property.

According to the latest findings from Zoopla, most people looking for a rental property are more concerned about where they will park their car than the inside of the property as ‘parking’ topped the list of the most sought after features. The second most important feature was a garage.

Finding a property that allowed pets were also in demand, with this being the third most searched for word entered by people into Zoopla’s online search tool. This is up from fifth place last year, demonstrating that our beloved pets are even more important to us now than ever before.

Surprisingly a tenant’s own comfort was further down the list than their vehicle and their cars! The fourth most popular term was ‘furnished’ followed by ‘garden’.

These findings show that landlords can make their properties more attractive to potential tenants by offering parking facilities – this could be by dropping a curb and replacing a front garden with off street parking or enhancing the parking space available to fit multiple cars.

Scotland

There was definitely a regional difference as to what renters were looking for. Here in Scotland ‘furnished’ took the top spot over parking for the most sought after feature. Pets were important across all regions – making the top three search terms across the nation. London is a different story, with renters placing importance on high end features such as ‘ensuite’ and ‘gym’ – terms that didn’t make the top ten for any other region.

Other amenities

Properties that accepted student tenants was the sixth most searched term on Zoopla, followed in seventh place by people looking for a property where bills were included. Surprisingly ‘balcony’ made the list too!
