New Acquisition Takes Clyde Property Letting Portfolio to Over 3,000 Properties

Clyde Property Acquires Gordon Shields Letting and Wura Property

This month our letting division went from strength to strength with the announcement this week that Clyde Property has secured the purchase of two letting portfolios comprising 260 properties currently under management in Glasgow’s Bearsden, Milngavie, West End and City Centre.

Clyde Property, Scotland’s leading owner driven estate agency business, has acquired the portfolios of property companies Gordon Shields and Wura Property. This acquisition will complement Clyde’s existing letting stock and increase the coverage and diversity of their rental offering throughout central Scotland.

This incorporation strengthens Clyde Property’s letting portfolio taking it to in excess of 3,000 properties under management at any one time, making it one of the largest residential letting portfolios in Scotland.

This financial year Clyde Property continues to challenge the industry norm through investment and innovation and has reported a 13% increase in business on the previous financial year.  The purchase of these two businesses will further cement Clyde Property’s market leading position within the Scottish property market.

Managing Director Gary Thomson comments:

“By purchasing these two portfolios we are further securing our position as Scotland’s leading estate agency.

“This acquisition, combined with our ‘Rent on Time’ service, HD videos and 8pm seven day opening allows us to provide what I believe to be the most innovative and professional letting service to landlords in the country.

We operate in a highly competitive market and our success comes from working harder, and smarter for our clients.  We continually focus on securing not just any tenant but the right tenant.  Our proactive approach doesn’t stop there – I see a vital part of our role as Agents is to ensure that each property under our care is continually maintained to the highest possible standard which allows our landlords to either hold or increase the capital value of their property, whilst securing the maximum rental return.

Each of our 11 branches provide both sales and letting. Combined together they offer our clients the most comprehensive estate agency service in the marketplace.

With professionally qualified staff working on all aspects of our letting management service, we really are at the forefront of best practice – driving the industry forward.

We are Regulated by the Association of Residential Letting Agents (ARLA), the Association of Professional Inventory Providers (APIP) and the Property Ombudsman.  These professional bodies set industry standards and allow Clyde Property to deliver an unparalleled letting service in Scotland.”

Renting in Glasgow

Purchasing a property is still out of reach for many people, with affordability checks and strict lending criteria still making it difficult for people to make the transition from renting to buying. In addition, with less properties on the market and second steppers finding there isn’t enough choice many people will put their property on the market before buying, there is a shortage of supply.

In Scotland, there has been a significant rise in rents in recent years in those who rent from private landlords and most of the people in this category have seen their monthly accommodation costs soar. This price surge has affected all types of properties and has been most keenly felt in the cities. In 2008, the average rent in Glasgow where we have acquired these additional properties was £567 but in 2018 this was £749.

Rent on Time

One of the biggest worries for landlords is “what if my tenant stops paying rent?”

With Clyde Property you can stop worrying.

Rent on Time is priceless for landlords looking for consistent rental returns each and every month as your rent is guaranteed to be paid to you each month by Clyde Property, regardless of whether your Tenant pays or not. In addition, will cover your legal costs.

Your rent will be covered up to the value of £2,500 PCM and will continue to be paid until vacant possession is obtained with no time limit (new First Trier Tribunal court proceedings can take many months).

You are also covered for legal costs to obtain possession of the property, including court appearances, if the tenant fails to pay the rent (total claims limit of £50,000).
