We are now approaching the end of our fourth year in Edinburgh and looking back over the previous year we have continued our strong growth in both the Sales and Letting sectors of the business. Shortage of stock
With a continued shortage of supply of stock particularly in the city centre but also throughout the Lothians has meant that there are a large proportion of offers being made and accepted subject to sale. More than ever clients rely on us to ensure that their purchase and sale both come together meaning they can complete on their dream home. Communication has never been more important.
One of our favourite sales this year was at a beautiful family home in Morningside which went to closing date after two weeks on the market. We had already organised two off market viewings from our database prior to the launch which our clients were extremely delighted with. Of the 29 viewers, we received 6 offers all in excess of 6% of home report valuation with the top offer being in excess of 10%! With valuation at £750,000 this really goes to show that the upper end of the market is performing extremely well. As always there is huge demand in EH10 from first time buyers flats up to the larger family homes.
Another successful result for us was a sale at Buckstone Avenue where it had been on the market with another agent for 8 weeks with no notes of interest. Being a beautiful family home in a prime area, we wrote to the owners to offer our advice and explained the proactive approach that we take at Clyde Property. Having sold other family homes in the area recently, the owners entrusted us to take over the marketing. Within 12 days of marketing we had sold at a closing date for a figure well in excess of the valuation. This goes to show that not all agents are the same!
New build
A popular move for a lot of our clients is taking advantage of the strong second hand market to sell and buying a new build for their next move. It means that they have the certainty of paying a fixed price for their new home and not getting into a competitive closing date where buyers can be blown away by another party. Generally they are moving further out of the city to family homes where they can get considerably more for their money with a garden, driveway and more living space.
Looking towards 2020
Going forward into 2020 we have a lot of properties lined up to go live in January. This shows signs that we feel that the market will keep moving forward in a positive trend next year. Ultimately prices are at an all time high in Edinburgh and the majority of the Lothians meaning this a fantastic time to be selling.
