Q3 Update – Clyde Property Bothwell 

Here in Bothwell we have experienced an unexpected rapid recovery of the property market since the easing of lockdown restrictions back in June. Behavioural shifts such as the sudden conversion to working from home as well as demand for larger gardens, access to parks and recreation, along with less importance on access to public transport, has resulted in this mini boom we are currently experiencing. Whereas we would typically see the market slow down as we approach the winter months, we are as busy as ever and we don’t see this changing for the foreseeable future.

The average property value in Bothwell stood at £317,838 in October 2020. Over the last three months (July to September) this is a rise of 0.24%. In terms of property types, flats in Bothwell sold for an average of £210,935 and terraced houses for £99,149. This is according to the current Zoopla estimates.

At Clyde Property Bothwell we have achieved 61 sales with the average percentage over home report being 7.17%. The local market has been extremely busy in terms of properties coming on for sale and selling within an average of two weeks of marketing.

Viewing levels are strong, with many viewers looking to make quick offers to secure the property they are interested in. We are striving to get as much stock as possible as there are many clients on our database who are searching for the right home however there is not enough to choose from on the market to satisfy the demand. 

As we head into Q4, we are hoping for the market to stay buoyant throughout.

COVID-19 measures

We have had to adapt to the new normal and have put the relevant measures in place to keep our clients, staff and associates safe. To that end, all viewings are scheduled for 20 minute intervals, with a maximum of two people at each viewing. Masks and gloves during the viewing are mandatory.  As ever, all vendors have access to our ‘MyClyde’ system which shows all relevant details regarding the viewer and their buying position.
