Q3 Update – Clyde Property Glasgow West End
Here at Clyde Property West End we are experiencing a property boom much like the rest of Scotland. However, the top performing tier of the market are the £350,000 to £700,000 property values and, surprisingly, houses priced between £700,000 and £1,000,000 are seeing more interest than ever before.
As we came out of lockdown at the end of June, we expected the market to take off after three months of pent up demand from those who’s moving plans were put on hold. What we didn’t foresee was the complete re-evaluation of buyers’ requirements. Those who had no intention of moving prior to the pandemic were now seeking a new home. After months of being in their homes, there was a greater requirement for more inside space – perhaps for a home office or additional sitting room, along with additional outside space or at least access to parks. With another lockdown at the forefront of everyone’s minds from August onwards and the Stamp Duty (LBTT) deadline approaching in March next year – we have seen an increased sense of urgency. That’s why we don’t foresee the usual slowdown over the winter months.
This quarter we have had approximately 220 sales and an average selling time of just 12 days. The selling price has been 11.9% over Home Report value. Between July and September there were approximately 25 viewings for every property sold, highlighting that this is indeed a seller’s market.
