This year has been unique in many ways for the property market in Stirling – and no one could have possibly predicted the pent up demand for both buying and renting houses as a result of the pandemic. Here in Stirling, as for the rest of the UK, the property market stalled in April. During that time we saw a continuation of buyer enquiries, website traffic and registrations on our database for property alerts so we were aware that things would pick up once the market re opened at the end of June.
However, we didn’t realise the volume of enquiries for properties that were available for sale or rent would be as high as it was. We have seen some amazing months following lockdown, in fact it has been on a par with statistics not seen since 2006.
Throughout lockdown, we continued to communicate with buyers, sellers, landlords and tenants and successfully agreed (through the wonders of technology) to ‘virtually’ value property via Facetime and to agree on the most appropriate marketing packages for selling or letting homes for when the market did open.
In total 25 houses were listed as soon as the market reopened with Home Reports carried out. Although we were met with a changed world, we have been really careful to adhere to all of the guidelines on how to operate safely. We use PPE for valuations and viewings and have agreed offers for in excess of 100 properties so far, many of which have sold for an average of 10-15% above the Home Report value.
Combined with the ‘new normal’ of selling homes and carrying out viewings with new restrictions in place, we are still offering exceptional marketing packages to clients including the traditional For Sale boards, brochures, window cards and mail shots – but also sponsored social media ads, listings on portals and on our websites and – most important during this time – HD property video to enable people to get a true idea of a property before making an appointment to physically view it.
The rental market is also performing well and like sales, there are often several applicants for each property so the landlord has the chance to hand pick the perfect tenant.
Going forward into the autumn and winter months we are still seeing a strong interest in buying new homes, and there is certainly an emphasis on additional ‘home office space’ and outdoor living areas – never has a garden been more important! Buyers’ priorities have changed – that is something that has become clear over the last few months.
