Garden Space Boosts Property Value by 5%
A recent study from AA has revealed that having garden space on your property can increase its value by an average of 5%.
The study looked at homes with and without gardens across the UK and revealed which cities provided the largest boost in value.
Following the national lockdown where we were non-essential workers were confined to their homes for months at a time, and only leaving once a day for exercise or to buy essential items, we have all realised the importance of having access to outside space. The ideal scenario appears to be gardens, balconies or terraces rather than having access to parks. As a result of this demand, homes with private outside space have increased in value and this is expected to continue throughout the rest of the year.
The study found that 1 in 5 of homeowners surveyed believed that their garden added between £10,000-£40,000 to the overall value of their home.
The study looked at the average house price for places with up to three bedrooms, and how much people were selling their 3-bedroom homes with gardens for, in order to see the difference between the two.
Overall, the average home was valued at £209,525. But the price of homes of the same size that had gardens hit an average of £220,555 – that’s a rise of over £11,000.
