Location
Before lockdown this was the most important aspect when buying a home. However, since lockdown was lifted and we slowly come out the other side, proximity to amenities and transport links has taken less importance. We believe this is mainly due to a shift in buyers’ priorities and lifestyle, with many continuing to work from home and a shift towards buyers seeking more outside space in a rural setting. Buyers want to be close enough to civilisation but be surrounded by lovely countryside too, truly having the best of both worlds.
Interior
A home filled with natural light is high on the list, with four bedrooms the ideal size, two of which should have en-suite facilities. One of the most appealing aspects of a property is the kitchen – the hub of the home – with a large dining kitchen and separate utility room for practical, functional living. A playroom for the children or grandchildren is high on the list for families and two reception/living rooms is desirable so that children or guests can have a TV area to themselves.
Garden area
Well-kept gardens to the front and rear can make a huge difference when it comes to viewing the property for the first time as it creates the ideal first impression. Though these spaces don’t have to be huge, it helps if the garden has colourful flower beds, paving or patio areas and a conservatory or summer house to transform it into a useable living/social space. We’d like to make sure we could hang our washing out on those dry days too and many of us are keen gardeners who’d like to grow veggies in our very own vegetable plot – another change since lockdown. A gate and driveway to the front, plus a double garage, and a lovely view of the sea or rolling hills would make our exterior space most idyllic.
One of the most in-demand features of a property since lockdown was lifted was an additional garden room for a home office, gym or games room for children. These are an exceptional selling point and a good investment for those thinking of selling their home in the near future.
Community and amenities
It’s important to us that we know our neighbours. Many desire to feel part of a community and be friendly with at least four neighbours that they are on a first name basis with. There are some essential amenities that we’d need on our doorstep such as a post office, a doctors surgery, a corner shop/off-licence, a school, a supermarket with a petrol station, a nice park to visit and a pub for a good Sunday roast. Ideally we’d like a dentist, some restaurants, a leisure centre, a cinema, clothes shops and a farm shop close by too – so much for the simple country life!
