According to the latest research from Zoopla, UK rents are rising at the fastest pace for 13 years as supply cannot keep up with current demand.
Over the last year to September, UK rents have gone up by 4.6% following a 3% rise during the third quarter of this year and tenants returned to city centres and demand across the UK increased.
As we all got back to normal following 18 months of lockdowns and restrictions arising from the pandemic, rental demand has steadily risen. Offices, entertainment venues, bars and restaurants opened back up again – which has coincided with a surge in activity in the lettings sector. As demand increased and supply levels remained low, rental values increased.
This rental demand may ease over the coming months as the third quarter always sees a surge of activity in the rental market. Levels may remain higher than usual particularly in city centres where the most demand can be seen.
Rental stock appears to be an issue, and this could remain for the rest of the year as we are seeing lower levels of investment by landlords – and this is underpinning rental pricing.
