Staging Your Home for a Summer Sale

Spring and summer is a popular time to sell your property. Lots of buyers are looking to move especially in today’s buoyant market – although the market is slowing down slightly, demand is still unable to meet the current supply. By staging your home effectively you can reduce the sale-time, maximise the value, increase buyer interest and attract high-quality prospective purchasers. It also helps to create an emotional connection that gives buyers the confidence to make an offer.

There’s a fine balance between making your home look ‘homely’ and polished and tidy at the same time. However, there are some strategies you can use to make your home stand out, after all, summer is a great time to blur the lines between the outdoors and indoors and showcase your home with the maximum amount of natural light.

Follow these home staging tips to help sell your home faster and, hopefully, to maximise the sale price!

Let in the light

Here in Scotland, we have the longest summer days in the UK, so letting natural light into your home is one most effective ways to make your home appear bright and spacious. With this in mind, ensure your windows are sparkling clean and that curtains and blinds are pulled back to let in the maximum amount of light. Make sure there are no obstructions in front of windows and cut back any outside trees or plants that are blocking the light or sunshine from your home. Make sure any dark rooms or corners are well lit with artificial light.

Showcase your outside space, however small

If you have any outdoor space, whether a garden, patio, balcony or even a communal area, highlight these with outdoor furniture or seating with colourful accents such as pillows and table centrepiece. You could even stage a barbeque area with colourful plants and flowers –and remember, if you invest in potted plants and flowers you can take these with you when you move. Make sure your garden is maintained with a lawn kept in good order and that all trees and shrubs are cut back – this will also make the square-footage of your home appear greater.

Bring in the outside

Incorporating flowers and plants into your home is a great way to add colour and style without investing too much money. You’ll be surprised how much a vase of flowers can transform an area of your home. Some of the synthetic flowers available today are indistinguishable from the real thing so it could be worth look at these, as, again, you can take them with you when you move. A window box on a shelf with herbs also bring a splash of colour and a nice scent into the home (and are great to cook with!).

Add a pop of colour

Dramatic colours on the walls can make space appear more closed, so instead try adding accent colours to a neutral palette. Dramatic pops of colour around the home is an effective way to make it look chic and summery. You can do this by adding bright cushions, towels, curtains, kitchen accessories, chairs, sofas, blinds and rugs.

Adding texture with natural products

Use textures to reflect the summer months, for example, linen fabrics work beautifully against a neutral backdrop for a classic yet contemporary feel and can be introduced in any soft furnishings. Make use of natural stone and clean white ceramics in your kitchen, and you can even introduce marble for a touch of luxury.
