Adding Value to Your Home When Selling Your Property

Whether you are renovating your new home or considering selling, investing in your property can be money very well spent.

According to recent research from ScS and Burna Pani, you can add as much as £15,000 to each room by carrying out home improvements. From simple changes such as changing the doors to more substantial renovations such as a walk-in wardrobe, you can boost your asking price substantially. While en-suite bathrooms and kitchen islands add the most value to your home, you can also make some minor upgrades, like replacing doors and radiators, to increase the value.

Here are some ways you can add value to your home room by room:

Home office

Since the pandemic we have all started working from home much more so many buyers prioritise a home office – or at least space to create one. Although many people are going back to work, a lot of companies have moved to a hybrid model. Whether you turn a bedroom into an office, renovate a conservatory or sun room or even create a stand alone home office in the garden, this can add a huge amount of value.

Kitchen

Kitchen islands have seen a boost in popularity over the last few months – they add workspace when cooking, add storage space for appliances, and with an increase in working from home, many have used it as a space to work from home or carry out home schooling. What’s more, it looks great! Prices start from as little as £250 and can add up to £15,000. Another improvement to the kitchen is the flooring – it can give the whole room a fresh new look and many kitchen floors are waterproof, slip proof and easy to clean. Research has shown that this can add as much as £5,000 in value.

Heating

The heating system is an important aspect of a property – it will be outlined on the Home Report and can affect the offer price you receive as it can affect the running costs. By replacing the heating system and radiators you can add up to £10,000 to the value of your home especially if you choose a chic design.

Doors

Improving the internal doors can add up to £7,500 according to the research, as they can elevate the style of the house. You might want to consider replacing the front door too as this will greatly improve the kerb appeal of your home and create a great first impression.

Bedroom

An en-suite is a highly attractive addition to your home and can add up to £10,000. Although it’s an expensive renovation it’s a must-have for many buyers moving up the property ladder. Similarly, a walk-in wardrobe can add up to £7,500 and vastly increase the appeal of the master bedroom. It’s a lavish feature of any home and well worth exploring if it’s possible in your home.

Bathroom

Installing underfloor heating is a luxurious addition making the bathroom more functional and with additional space as radiators aren’t needed. Underfloor heating ranges from £1,000 to £1,500 depending on size but can add up to £10,000. Consider replacing the bathtub if the existing one needs upgrading.
