So here are our tips for getting your property ready for the Clyde Property photography and video team.

Kerb appeal

The front garden, garden path and front door are the very first thing that prospective buyers will see. Not just via photographs and HD Property Video, but we often have people book a viewing after seeing the For Sale sign outside the house, so it’s important to make a great first impression. Keep your front garden neat and tidy, the pathway clear and accessible (and if possible jet washed) and your front door smart and welcoming. You may want to invest in hanging baskets and flowers at the front door and smarten it up with new door furniture. If your car is parked in front of your property, move it away for the photo and video shoot. Ensure that your bins can’t be seen and any other clutter is removed. It’s a good idea to get your windows cleaned. Finally, ensure your garage door is smart and in a colour to complement the outside of your home.

Entrance hall

This is the first place that buyers will see when stepping into your home. If you live in a flat, make sure communal entrance areas are well kept, clean and welcoming without junk mail piled up or dead plants in the hallway. Inside your home, clear any clutter from your hallway and ensure shoes and umbrellas are tidied away and coats are removed wall pegs.

Garden

The outside areas are a very important factor in the sale of your property especially since the pandemic. Our gardens are one of the biggest selling points to potential buyers. Remove clutter such as hose pipes, gardening tools and children’s toys. If you have garden furniture, remember to put the cushions out and if you have a dining table dress this with place settings so that potential buyers can imagine themselves al fresco dining.  Tidy up your flower beds and mow the lawn. If you have any areas that look like they need some TLC invest in some pots and bright flowers to detract from these areas (remember you can take these with you if you move). If you have a patio area jet wash this so it looks clean and clear of moss and weeds.

Living room

Along with the garden and kitchen, the living room is the key area in which buyers are interested. Clear away any clutter and photographs and neatly arrange your seating and cushions. Tidy away remote controls and if possible the cables from electronics such as your TV viewing box.  Clear the coffee table and sideboards of any clutter including magazines. Use feature lighting to brighten up the space and ensure your curtains and blinds are pulled back to maximise the natural light.

Kitchen

It is essential to maximise your worktop space by removing dishes and mugs, recipe books, canisters and containers, and anything else that can be put away in a cupboard. Also make sure that food bowls are tidied away if you have pets. Remove tea towels, magnets and children’s pictures from the fridge and invest in a nice plant or vase of flowers or bowl of fresh fruit. If you have a dining area you could also dress this with place settings. Remember you can put items back to where you need them once the shoot is over.

Bathrooms

Tidy away all personal items such as toothbrushes, razors, shampoo, shower gel etc. and put the loo seat down. Remove the toilet paper from the older and make sure towels are clean and folded in a colour that compliments your decor.

Personal items

Photographs work best when your home is presented to appear comfortable but not overly personal. We recommend that you remove large family photographs as this can be a barrier for those wanting to envisage themselves in your home and your property will be seen by many people online. If possible remove calendars and children’s drawings if you have a lot of them pinned up, as this will make your home appear less cluttered (and remember any items removed for the photographs can be replaced after all it is still your home!).
