Private rents in the UK went up by 2% in the year to January 2022 and since interest rates have gone up, this has driven rents up even further, making it unaffordable for many. Last year, UK private sector rents saw their highest jump since records began in 2016, according to new data.
As a result, the Scottish Government announced a rental freeze in the private and public rental sector – but it remains to be seen if the rest of the UK will follow suit. Figures from the Office for National Statistics (ONS) show that rents went up by 3.2% from 12 months to July 2022, but real-term wages fell.
However, the North of England and Scotland have seen less rise than the southern areas. The average rent per month in Scotland is £671 compared to £750 in Wales, £1,162 in the Southeast and £1,818 in London.
What to look for in a rental property
When looking for a property to rent, it’s not just the price you need to consider but other features too. Here’s a guide:
The structure
Is the property structurally sound? Check for cracks on outside or load-bearing walls and ask the landlord about them if there are signs of structural damage.
Signs of damp
Damp can make you susceptible to respiratory issues and can cause damage to the structure of the property if left untreated. Check for a smell of mould, flaking plaster or watermarks.
Plumbing and electrics
When you view the property, check the plumbing by turning on the taps to check the water pressure and ask when the boiler was last replaced or serviced. Ask to check the radiators for any signs of leaks. Check the electrics – does the oven, fridge and hob work? Are there any exposed wires? Ask when the property last had a check by a qualified electrician.
Windows
With energy prices on the rise, it’s essential that your windows are draft free. Is there condensation, rotting or cracks in the frame? Find out if they are double-glazed.
Location
Although you may think you know the area, make sure you check where the local transport is, and if it’s close enough to your work or school given the rising fuel price. Check if you’re underneath a flight path or close to the main road – try to view the home at different times to understand if you’ll be affected by any noise.
Storage
Many overlook the storage, but this is important for cleaning supplies, gadgets, towels etc. Also, check that your furniture will fit.
Phone and broadband coverage
This is now more important than ever, given that hybrid and home working is increasingly common. Ask to connect to the WIFI to check the signal strength and check that you have good network coverage.
