How We Value Your Home

Knowing how much it’s worth and why is essential if you’re selling your home. That’s where we come in. We can give you an accurate valuation based on several factors and knowledge built up over many years.

While you can get an idea of the price using online calculators, this doesn’t reflect the individual features of your home, which can sometimes affect the actual value. For example, the aspect, landscaping, outbuildings, extensions and improvements such as a loft or garage conversion, the décor, energy efficiency and structural condition.

Here’s how we work out the value of your home:

First, we consider the size of the property and how many bedrooms it has, the size of the home and the front and rear gardens, and then we look at what other similar homes have sold in your area.

We then look at other factors that make your home unique. These are the smaller things that affect the value of your home. These include the condition of your home, the work you have done to the property, including extensions and improvements, and internal elements such as flooring and décor.

In these challenging times, we prioritise the property’s energy efficiency. If your home has a high EPC rating, it will attract a premium. Household bills are a significant consideration now, and a property that minimises a buyer’s outgoings is in high demand. Great insulation, double or triple-glazing, efficient heating, renewable heating systems and smart thermostats are all in high order.

As well as the property itself, we look at the property market at the time of the listing going live. We look at the current supply and demand levels, which can affect the asking price and how long homes take to sell. We also look at the local schools in the area and the demand for homes within the catchment, as here in Scotland, this can greatly affect the value. These are crucial to give an accurate valuation.
