Clarkston, Sales Market Update

The Festive Period has never been busier for the East Renfrewshire housing market.

The past quarter has excelled expectations with a high volume of enquiries and viewings. Sales have increased by 8% in comparison to this time last year. Even in this period of political uncertainty buyer confidence remains strong. 

The East Renfrewshire market is driven mainly by families seeking excellent schooling (both primary and secondary), a wealth of shops, restaurants and  convenient transport links. For this reason demand for properties between £200,000 and £500,000 in an around Clarkston, Giffnock, Netherlee and Newton Mearns outstrips supply. 90% per cent of our properties have gone to closing date with multiple offers above Home Report valuation. It is not unusual for properties to achieve an offer within a matter of days. Our online mailing list of prospective buyers grows on a daily basis as more people want to become informed of properties as soon they come to market. Recently, a semi-detached bungalow in the heart of Giffnock received over 60 viewers in less than two weeks.

Family homes are not the only properties benefiting from the influx of buyers. Luxury apartments benefit from a large amount of downsizers who want to remain in the local area. 

In this market, Clyde Property continues to dominate.  

The last quarter has seen more property listings by Clyde Property than any other agent. This represents 10% of the market share locally. Our closest competitor trails behind at 6%.  This success is one of the main reasons why Clyde Property continues to be listed as the No1 Estate Agent in the area. 

Recent success stories:

A 3,000 sqft traditional sandstone conversion in East Renfrewshire sold for £45,000 above the Home Report Value.

A recent end-of-terrace traditional sandstone property in the heart of Netherlee received an unprecedented offer of £50,000 above Home Report Value the same day it came to market. 

So, what's in store for 2017?

If we continue to list more properties than any of our competitors in the new year then I can see the market only improving, commencing in January 2017. 

It is imperative that if you are considering selling in the Spring then take advantage of the improved demand and list your property to the market early, the old saying “the early bird catches the worm” is very relevant at present with more qualified buyers registered.

With in excess of 1,500 qualified buyers on our mailing list ready to buy YOUR house.

I am forecasting a positive sales market in 2017 with a minimum 3% increase in property values, which I do not think is unrealistic.

The demand for the highlighted family housing with undoubtley increase over the first 3 months with buyers looking to move into the area to take advantage of the respected primary and secondary schooling and excellent amenities. 

The political situation and discussions regarding Britex and the change in the American president has not had any affect on the property market in our areas.

Clarkston, Letting Trends Oct-Dec 2016

The rental market in East Renfrewshire continues to go from strength to strength. If you are a regular reader of my Letting reports it will seem as if I am  constantly repeating myself.

Demand continues to outstrip supply with especially high demand for 1 and 2 bedroom flats in all areas with healthy rental figures of between £550 and £900 pcm being achieved. High demand is especially noticeable in Clarkston, Giffnock, Thornliebank and Busby, due to the excellent amenities and public transport services.

Family homes extending to 3,4 or 5 bedrooms in Netherlee, Clarkston, Giffnock are especially popular with people moving into the area looking for placements for schools. Rental figures for these areas and property sizes range from £900 to £1,500 plus pcm.

Investors are driven by yields, if you look around, yields of around 8% can be realised if you buy sensibly. Banks are not giving you a return on your money, so why not consider the buy to let option?

With my career length experience in the Letting Market I would be delighted to offer you any advice required.

So what's in store for 2017?

I can only see the rental market and demand continuing to grow, especially as we see families looking to move to the area and secure placements for the highly respected schooling.

There is the possibility of rental figures growing over the coming months as the demand continues to outstrip supply.

Main areas to consider if you are looking to purchase on a buy to let basis for flats/ smaller villas would be Muirend, Netherlee, Busby, Giffnock and Clarkston. You would expect to pay up to £200,000 for a 2/3 bedroom flat or villa with a rental return of between £600- £800 pcm.
