Perth, Sales Trends Oct-Dec 2016

As some may have been tempted to take the foot off the gas and wind down for the festive period and numerous Christmas parties, it has been very much business as usual here at Clyde with 41 new listings and 56 sales recorded through October, November and December.

Overall, 2016 was another positive year for the market, in spite of some surprising political changes and uncertainty. Looking at 2016 as a whole, we recorded a total of 37 closing dates which was a 10% increase on last year and our viewing levels increased by almost 17%.

In terms of property types, detched bungalows and 4 bedroom family villas were the most popular choice amongst purchasers, as well as mid-market 3 bed semi-detached villas. Locations such as Oakbank, Craigie, North Muirton and Tulloch all recored healthy sales figures, as well as outlying villages such as Luncarty, Bridge of Earn and Scone.

In the PH1 and PH2 postcode area, we recorded 210 sales in total and were the only estate agent or solicitor firm to achieve over 200 sales. Looking slightly wider in the market, across PH1 to PH8 we also recorded good success in the high value markets over £400k with 10 in total, just 3 behid the first placed agent who specilaise solely in this end of the market.

Flats also performed well, with them accouting for 72 of our sales. An 11% increase on 2015.

All in all, some good movement across different locations, price brackets and property types which bodes well for the market as a whole and coming into the new year.

I predict that 2017 should prove to be another solid year for the market. If marketed pro-activley and priced correctly, some fantastic sale prices can be achieved and with our large database of active buyers ready to move, we very much look forward to helping many more clients move on with their own plans in the coming year.

I end this quarterly report by confirming that our hard work, all-encompassing approach and dedication to our craft has secured our position at the number 1 selling agent in the Perth area covering the PH1 and PH2 postcodes. I want to pay tribute to my team for their efforts and we very much look forward to building on this success in 2017.

Perth, Letting Trends Oct-Dec 2016

The Perth Letting department continues to grow and has agreed 15 new managed lets in the last quarter. This is a fantastic number given the time of year.

On the whole, 2016 has been a tough but positive year. Throughout the the year, the additional required Legislation for Landlords has resulted in an increased workload for staff to bring our extensive portfolio up to standard. This, however has not affected our excellent customer services frontline staff are providing.  Having the correct and approved Subcontractors goes a long way to being able to achieve deadlines and exceed expectations.

Month on month we continue to grow with regards to new business. Such continued success within a very competitive market is a direct result of Clyde providing excellent online marketing and a level of customer service and client care which is second to none.  Our extended weekday and weekend opening hours maximises services and ensures we are available when Landlords, Sellers, Purchasers and Tenants need us to be and because of our continued success, we will be employing another staff member to join our ever increasing Leasing Department. 

Winter months have had little affect on the letting business and we have seen no let up in new Landlords or the volume of tenants. The additional 3% tax has also had little impact on the number of new Buy to Let investors looking to start a leasing portfolio. This enhanced tax seems to help us in some way by deterring inexperienced Landlords and also removes competition and price wars from serious Investors.

During the Winter months we secured a rental of £1250 per month for a beautiful four bedroom detached family bungalow within 1 week of being listed on our website. Three bedroom and more properties are always highly desirable and cannot be listed on the website quick enough. We had another four bedroom detached property go under offer and achieving £950 per month, within four hours of being listed on our website.  

Due to the increasing volume of properties we are adding to our managed portfolio here in Perth we are very excited to announce we have a new Lettings Negotiator starting early in the New Year.  The candidate will be a welcoming asset and almost all of the Perth branch will looking to achieve the ARLA accreditation this year.

I believe 2017 will be a very busy year and I expect January to get off to a flying start – weather permitting. Although there is a little uncertainty after the whole 'Brexit means Brexit', I firmly believe existing Landlords will continue to add to their portfolios as normal and new Landlords will look to purchase properties without any hesitation. We are here to help offer advice on all things leasing so please do not hesitate to contact the branch, seven days a week.
