Shawlands, Sales Trends Oct-Dec 2016

Thank you for taking the time to listen to our final market update of the year. 

What a fantastic final quarter and conclusion to 2016!!!  We have witnessed sale prices rise above the peak of 2007/2008 in many areas and significantly increased our market share over the course of the last 12 months.  

As we entered into the winter months and what can traditionally be a quieter time for the property market, there was no slow down as we continued to see a strong level of new instructions resulting in excellent sale figures recorded.

October, November and December were extremely active, with our Shawlands branch successfully completing 75 sales and of these, the vast majority were sold at closing date with a impressive 85% exceeded their home report valuation. 

Moving onto the success stories of the quarter, let's have a look at some properties that literally flew out the door.

7 Carment Drive, Shawlands – An outstanding upper conversion in the heart of Shawlands. The property was priced at offers over £179,995 with a Home Report value of £195,000. During 10 days of marketing we introduced 20 viewers which resulted in a competitive closing date and a sale price over 10% above HR value. 

2 Grantley Gardens, Shawlands – A superb two bedroom flat in one of the most prestigious address in Shawlands. As expected the flat got of to a flying start...Closing in just over a week with a sale just under 10% above HR value. 

43 Camphill Avenue, Shawlands – A wonderful ground floor town flat with an asking price of offers over £250,000 against a Home Report of £270,000. Again a strong level of interest was generated with a closing date sale and agreed price well above HR value.  

Rightmove, the UK's number 1 property portal who do the most exhaustive and accurate market research were able to confirm that the Clyde Shawlands office were the number 1 sales agent in the area for quarter 3 of 2016.  For me, this demonstrates how effective our pro-active and unique approach is proving to be and is great recognition for the effort of our hard working team.

Whilst it's easy to dwell on all the hype and success stories of the recent market, let's not forget those who have had their homes up for sale for a number of months without  securing a successful sale and also we need to remember that for buyers this competitive market can be somewhat frustrating. To that end, over the coming months, we are going to be holding a series of Open Days in our Shawlands office. These informal days will be aimed at providing the right advice and guidance to anyone struggling to sell their home with their current agent, for those thinking of selling in the future and also for anyone looking for help when it comes to buying.

In summary 2016 has been the year that we can confidently report sale figures returning and in some cases surpassing the levels reached pre financial crisis. The tables have well and truly swung to what is now firmly a sellers market. We have increasing numbers of active purchasers registering with us daily. What is also encouraging is that the heightened demand seems to be across the majority of areas and price points. 

In particular, demand for family homes between £175,000 and £250,000 is exceptionally high. As a result, over 80% of all our ‘family home’ sales over the past 12 months have sold via multiple offers and averaged 9% above the stated Home Report valuation. Traditional sandstone family homes ranging from £250,000 to £400,000 still remain as popular as ever. Period flats across the board continue to perform robustly, from one bed dining kitchens starting at £120,000 right through to your expansive five apartment town flats nudging the £300,000 mark. 

Although political instability continues we are predicting a brisk start to 2017 as there are many positive signs that the market will go from strength to strength, with quicker selling times being the norm, more potential buyers looking for properties across the board and with the closing date being common place. Should this be the case, property prices are likely to increase by around 5% over the course of 2017.

Shawlands, Letting Trends Oct-Dec 2016

We look back at 2016 and we are literally overwhelmed at the level of enquires that we have received from both landlords and potential tenants. We have listed 136 new properties in the last year and secured tenants within days of being marketed. We have witnessed viewing enquires increase be 19% over the same period last year and we genuinely expect this high demand to continue throughout 2017. To be honest we are extremely excited to see how the market grows in the South Side this year. 

You could be forgiven for thinking following Brexit the housing market in general would be impacted. I am delighted to report that we have only noticed increased activity with Landlords looking to secure a second and in some cases a third property. The growth in the number of landlords buying investment property is incredible. Demand for rented accommodation will continue at its present rate due to lifestyle changes such as changing jobs, couples setting up home together and families relocating. These things will go on as before with the benefit of the rental marketing offering flexible lifestyles. 

We expect property values to continue to climb, the average buy to let investor could expect to make an overall return of 9.9% this year. The South Side remains a strong area for landlords to invest in. We are noticing key areas such as Shawlands, Battlefield, Cathcart and Mount Florida offering fantastic returns. Traditional tenement properties dominate the letting market within the Southside, however, we have seen a rise in demand for high quality family homes. Traditional semi detached and detached sandstone properties can achieve rentals of between £995 and £1,500 per calendar month in sought after locations.
