Shawlands, Sales Market Update

As the months pass in 2016, closing dates this quarter have become more and more 'common place'. An impressive 79% of our sales agreed over the past 3 months have been via multiple offers at closing dates, seeing incredible results and many agreed prices exceeding sellers and even our expectations!

The tables have well and truly swung to what is now firmly a sellers market. We have increasing numbers of active purchasers registering with us daily. What is also encouraging is that the heightened demand seems to be across the majority of areas and property types. In particular, demand for family homes between £175,000 and £250,000 is exceptionally high. As a result, over 84% of all our ‘family home’ sales this year have sold via multiple offers and an average of 9% above home report valuation. The larger traditional sandstone family homes ranging from £250,000 to £450,000 still remain as popular as ever and similar results to the above have been achieved.

Period flats across the board continue to perform robustly, from one bed dining kitchens starting at £120,000 right through to your expansive five apartment town flats breaking the £300,000 barrier.

The last 3 months has seen our Shawlands branch list 96 properties for sale, more than any other agent locally. We have sold 78 with prices ranging from £100,000 - £370,000. Viewing levels are up almost 25% compared to the same period last year and our average selling price has now increased to just over £170,000, positive statistics for the Shawlands market!

Although the market is buoyant, it is not every property that is listed that sells quickly and successfully. One of the real successes over Q3 was the sale of 32 Lochlea Road, Newlands. The property had been marketed for 3 months by Countrywide Estate Agents.  Despondent with the lack of interest, the owners appointed Clyde's services. We sharpened all of the marketing material and advised the clients of a more proactive marketing strategy and as a result, we sold the property at closing date within 2 weeks of marketing.

Shawlands, Letting Market Update

During the last quarter we have witness the market in Shawlands exceeding all expectations for the demand for high quality rental accommodation. In the past few months we have a achieved an average rental figure of £675 per calendar month. This proves that clients are willing to pay a premium for good quality properties. At Clyde we are proud to provide clients with such high levels of standards. Fierce competition from tenants has led to an increase in rents, which is positive news for landlords. This trend looks set to continue and we anticipate another strong quarter.

We have secured 78 new lets in the last three months. In most cases these properties we're let at the first viewing, leaving many disappointed tenants. We cannot stress enough how evident it is that properties maintained to a high standard will let within days of being marketed at highest possible rental. We witness these results on a daily basis, these quick results speak volumes.

Traditional tenement apartments dominate the letting market within the Southside and we continue to offer a variety of high quality one and two bedroom properties. Once again the current demand is simply astonishing, meaning we are unable to satisfy the current demand. Such has been the demand that we are achieving rental figures in the excess of £550 per calendar month for one bedroom dining kitchen and over £700 per calendar month for two bedroom with dining kitchen. Furthermore the demand for three and four bedroom properties offering family accommodation continues to soar. This sense of competition has not only achieved a higher rental price in a shorter period of time but more importantly it has allowed our clients to achieve the very highest calibre of tenant.

We recently let a beautiful luxury three bedroom modern apartment in Langside for £1100 per calendar month within 7 days of being listed on our website. We also achieved a rental of £950 per calendar month for a two bedroom apartment in the GPO Building in the City Centre and £650 per calendar month for a one bedroom traditional main door apartment.

As rents are still rising at a steady rate, for landlords intending to invest in residential properties this is now the ideal time to take advantage of low interest rates. We expect the recent reduction in interest rates will make the private rental market even more attractive to landlords purchasing their first investment or adding to their portfolio.
