Stirling, Sales Market Update

100 days after Brexit: has the UK’s vote to leave the EU impacted upon Stirlingshire’s property market?

So far the housing market fallout from Brexit has not been as dramatic as first predicted. Recent figures produced from the House Price Index show that growth has slowed over the past 12 months as buyers exercise more caution. Mortgage completions and approvals have fallen suggesting a slowing market but it’s still early days as the data is limited. The best signal we have so far is from the RICS. This shows new buyer enquiries and new instructions are falling at the same rate, demonstrating that there will not be downward pressure on prices.

The Stirlingshire market has led the way in Scotland with a 28% uplift in sales below £400,000 and a 9% rise across all price bands. The market has seen some particularly powerful performances in and around the city itself, and the hotspots of Dollar, Dunblane and Bridge of Allan. With the first local sale above £1.3 m reported earlier this year. Kippen and the western villages are also witnessing some great results with our 3 recent sales all achieving above the home report value. We have sold 4 properties in excessive of £500,000 in Dunblane and a similar number in Kings Park with one particular sale in Clarendon place achieving an offer in excess of £800,000. 

The recovery of the market below £400,000 is firmly established having begun in 2014. Looking forward Stirlingshire is likely to see capital  growth over the next 5 years albeit at a slower rate compared to the city hubs of Edinburgh and Glasgow. As a consequence, there will be opportunities for buyers to take advantage of relative affordability.

Slowing price growth has not been solely Brexit related. After several years of double digit rises, affordability has weakened and cooling price growth is widely seen to be a natural correction of the market.

A cut in interest rates was the antidote for the ' post – Brexit ' worry and will as a consequence ensure that the local economy continues to be underpinned by buoyant property prices, with mortgages now available at less than 1%!

Stirling City has been quoted in the press as one of the most affordable area to live in the Uk with an overall average price of £165,262, which was more expensive than nearby Bannockburn ( £127,581) but was cheaper than Cambusbarron (£186,299) and Causewayhead ( £189,804).

Overall sold prices in Stirling over the last year were similar to the previous year and still 10% down on the 2008 level of £183,912. Over the past 6 months there has been 475 sales recorded.

Stirling, Letting Market Update

Quarter two is now past us and what a quarter it has been! We continued with the same level of vigour and demand seen earlier in this year, with homes in and around Stirling proving very popular right across the board.  The last few months have seen the letting team increasingly busy with many of the predicted buy-to-let investments purchased prior to or on the deadline of the tax increase making their way to market. Even with this relative increase in supply we still experienced multiple applicants for each property listed, a sign that the market is still very much wanting for good quality stock.

The UK's future and the recent Brexit vote have dominated the headlines and many of my discussions with landlords in recent weeks. Business has very much been as usual and I fully expect it to continue so in the coming months. To this note we have recently secured a tenant for a high value property directly linked with company relocation from abroad after the vote showing that confidence in the local market and the pool of international company relocations is still active.

Rental values in recent months have shown strong signs of improvement with significant rises occurring especially that of two bedroom flats and family homes close to the city centre. With our experience of the local market and our inherent desire to maximise potential return for our clients many of our recent 're-let' properties have realised meaningful increases. A great example of this a well presented lower conversion within the popular town of Bridge of Allan realising a 10% increase in rental price this year.

A snapshot of the last quarter in figures proves for positive reading:

  • The Stirling letting team have completed 45 leases in Q2 ranging in value between £400 and £1800 per month.
  • Average time on market is currently sitting at an encouraging 10 days.
  • Over 85% of lets achieving multiple high quality applicants.
