Shawlands Property Market Update

At the heart of the Glasgow’s Southside, Shawlands is a popular place to settle for families and young professionals alike thanks to its strong sense of community and cool café culture. Neighbouring Strathbungo was just named as one of the best places to live in Scotland 2018 by The Times, with Shawlands on the very same list last year too. The Southside certainly is a hot spot at present, with lots of serious buyers looking in the area and property for sale getting snapped up very quickly.

In the past year, house prices in Shawlands were up 6% on the previous year, with an overall average price of £154,384 – more expensive than nearby Langside (£142,583) and Battlefield (£132,926) but an affordable option compared to average West End or East Renfrewshire prices.  There are some fabulous homes in the area, with lots of beautiful Victorian properties, traditional tenement flats, modern builds or detached villas with sought-after garden space.

Sitting in one of Shawlands’ many residential pockets, we have just accepted an offer on this wonderful four apartment town flat occupying a bright top floor position within the popular Waverley Park area. It offers a spacious and comfortable family living, with well-maintained period features throughout such as ornate cornicing, woodwork and stained glass detailing, plus generous garden space, and all within a few minutes walk from bustling Pollokshaws Road.

This two bedroom flat is only a stone throw away from Shawland’s centre and is presented to the market in immaculate condition throughout. Situated on the preferred first floor of a traditional red sandstone Victorian tenement building and with all amenities on your doorstep, this flat is attracting a lot of attention.

Young professionals or first time buyer couples will love this tastefully decorated 1 bed tenement apartment, looking for offers over £120,000. If the comfortable and cosy living room complete with fireplace doesn’t seal the deal, the refurbished kitchen with dining nook, quality work and floor surfaces and plenty of storage space will.  You won’t be far from all both the Shawlands and Battlefield areas have to offer.

There are excellent public and private school options between the recently improved Shawlands Academy and Hutcheson’s Grammar and a genuine sense of community is garnered by various festivals and events that happen throughout the year. From ‘Bungo in The Back Lanes’ and other street party events, to mini music festivals in Queens Park in the summertime, there are also plenty of clubs and classes in the various public halls happening week to week. More and more top eateries, coffee, wine and craft beer bars have opened within the past year, with spots such as Café Strange Brew, Potluck and Marchtown regularly appearing on ‘best of’ lists for the city.

Shawlands is just 10-15 minutes from Glasgow City centre by train or bus and there are good cycle routes into town too. In the other direction you have the beautiful Pollok Park, hosting the Burrell Collection, and you aren’t far from amenities in East Renfrewshire or a day trip to the west coast.
