Best Buy-to-Let Student Sectors Revealed – Edinburgh, Glasgow and Stirling Top the List
According to recent figures from Zoopla, Scotland is home to the most student buy-to-let hotspots, with half of Zoopla’s top 10 performing university towns found north of the border. Edinburgh was found to be UK’s highest yielding university town, closely followed by Glasgow and Stirling.
Using rental data for four-bedroom properties in the UK’s 127 largest university towns, Zoopla has ranked the best and worst-performing buy-to-let locations by pre-tax gross yield. It calculated the yield by dividing the amount of rental income received over a year by the property’s value.
For parents thinking about purchasing a property for their child and letting out three of four spare rooms to other students (with their own child living rent free), Zoopla also worked out how fast the income could cover the cost of three years’ worth of tuition fees (£27,750) although this doesn’t apply to Scottish students studying in Scotland, making it even more appealing as an investment opportunity.

Edinburgh:
Average monthly rent: £2,216
Average asking price: £403,431
Gross yield: 6.59%
Glasgow:
Average monthly rent: £1,425
Average asking price: £263,482
Gross yield: 6.45%
Stirling:
Average monthly rent:£1,382
Average asking price: £288,124
Gross yield: 5.76%
In contrast, the worst university towns in the UK are Kingston upon Thames, Hatfield, High Wycombe and Stoke on Trent.
