What are Buyers Looking for?

If you are looking for a new home, you will likely have a list of ‘must-haves’ when deciding whether to even go and view a property. Alongside this, there will be features you are more flexible on. At Clyde Property, we understand what buyers want from a home and ensure that these are highlighted within the listing to make them easy to see.

Over the last few years, what we want from our homes has changed drastically. There has been a shift in what estate agents include as selling points – with home offices, spare rooms and more extensive gardens being high in demand. Rightmove has reported that with the change in working patterns, space is more important than ever.

Here we look at the features that are most likely to attract buyers this year and highlight homes for sale that have these features. According to Rightmove, these include; a garden office, bi-fold doors, open plan living, a summer house, an orangery, underfloor heating, and open plan living. Here are some great examples of three of these features.

Garden room

Now that working patterns have changed, a garden room is high in-demand. Take a look at Hope House, Main Street, Drymen in Stirlingshire on the market at Offers Over £675,000.

This substantial stone-built detached home provides flexible family accommodation of nine principal apartments, with the added advantage of a separate two-bedroomed ‘cottage’, all set amidst sunny sheltered gardens, on the edge of this charming village.

Bi-Fold Doors

Bi-Fold doors are an extremely sought-after feature as they enable people to bring the outside in.

Here’s a perfect example at No. 1 The Stables, Mugdock, By Milngavie, Stirlingshire. Forming part of the original Victorian stable block for the Dineiddwg Estate, this exceptional five-bedroom home has been significantly extended and refurbished to a superb specification and has bi-fold doors in the kitchen.

Open-plan layouts

Open-plan living is resurgent in 2022, as flexible space is prioritised. This property at 3 Killearn House, Killearn, Stirlingshire, is on the market with Offers Over £485,000 and has a beautiful open-plan living-dining room – simply stunning. Rightmove has revealed that buyers are swapping separate dining rooms for more modern open-plan layouts, as seen here. Dining room mentions in property listings are down by 28%, while open-plan mentions are up 74%.
