There are homes that impress… and then there are homes that tell a story.
Tucked into the scenic banks of Allan Water in the village of Kinbuck, The Old Mill is a 200-year old restoration and reinvention. Once listed on Scotland’s Buildings at Risk Register, this derelict former carding and spinning mill has been transformed into a beautiful residence. A home that truly honours its industrial past while offering the very best in contemporary rural living.

When the current owners first encountered The Old Mill, it was little more than a shell. Its stonework crumbling and its purpose long forgotten. But, with a vision rooted in respect for the building’s heritage, and in partnership with the talented team at Braco Designs, the Mill has been meticulously brought back to life.
The original stonework, hidden for decades beneath flaking paint, has been painstakingly restored by hand, while inside, period features have been preserved and celebrated. Think exposed beams, reclaimed fire points, and even the original industrial winch – now thoughtfully integrated into the home’s unique interior aesthetic. One of the most dramatic architectural features is the former lift shaft, now reimagined as a two-storey cloakroom and home office, complete with original lift door and push buttons – small details that speak volumes.
In a bold yet sensitive move, a later extension that detracted from the mill’s original silhouette was removed entirely, allowing the structure to reclaim its rightful place at the heart of the site.
Set across three expansive levels in an annexe-style configuration, the old mill offers five beautifully appointed bedrooms, a wealth of living spaces, and a self-contained two-bedroom annexe, perfect for guest, extended family or flexible living.
At the centre of the home is the breathtaking kitchen – a true labour of love by Braco Designs. An architectural column slices cleanly through the island worktop, while hand-painted industrial lighting and aged brass accents subtly echo the building’s past. Every inch has been designed with intention – even the arched ceilings above the drinks pantry were discovered during the build and carefully preserved.
Beyond the kitchen, a walk-in pantry offers exceptional storage and a secondary workstation, while the open plan dining area, with its double-height ceiling and exposed stone walls, creates a dramatic space for entertaining. Doors lead out to a generous south-facing terrace – suntrap made for long summer evenings.
The top-floor principal suite feels like a sanctuary. Set into the eaves with sweeping views of the countryside, it pairs penthouse-style luxury with artisan craftsmanship. A freestanding Drummonds bath takes centre stage, beneath a handcrafted foliage centrepiece suspended above. Antique touches — from the brass taps to the reclaimed-style vanity – sit effortlessly beside custom-cut arabescato marble, creating a space that’s as indulgent as it is beautiful.
Elsewhere in the property, the self-contained annexe provides two spacious double bedrooms, an open plan kitchen/living area, and its own sun terrace and entrance. Ideal for independent living, guest accommodation, or even as a holiday let, it adds yet another layer of versatility.
And on the lower ground floor, a home gym and generous storage rooms are neatly integrated alongside the property’s heating and heat recovery systems – a nod to the thoughtful, practical design woven throughout.
