Regarded as an affluent commuter town for Glasgow it’s also home to Faslane Naval Base, the largest employer in the area and a source of significant commercial income for the township and its people. It is also a popular seaside resort for day trippers and a summer stop-off point for The Waverley paddle-steamer on its way ‘Doon the Water’.

Helensburgh, Sales Market Update

It's a wet, windy and miserable Monday morning in early October, as I sit here in my office, writing this......

With Summer having hung up its bikini for another year, the inevitable fallout from the Brexit vote still being felt by most and the thought of cold, dark and seemingly endless Scottish winter nights lying ahead of us, why then, as I look up from my laptop, do I see an office full of smiling, energetic and ridiculously upbeat colleagues going about their business as if they have just won the big one on the Euromillions? Perhaps it's because Christmas is only 82 sleeps away or could it simply be down to the fact that this last quarter has been one of the most impressive and memorable for the local property market, since economic Armageddon back in 2008?

This latest update (or “blog” for the trendy and hip among us!) relates to the last quarter (and that's July to September for those in the non-suited, non-corporate world) reflecting all the property related “goings-on” in and around our beautiful town of Helensburgh.

Put simply, this three month period has seen the local market perform to an exceptionally high standard, akin to the stellar performances by our amazing Olympians and Paralympians in Rio. Okay, I admit, that last statement was a touch excessive, but nevertheless, we have seen our branch sales figures increase by around 28% compared to the same period last year, new sales instructions have also jumped by 20% from the previous year and I am proud to report that, of all the properties listed for sale in the area during this three month period, the owners of 44% of these properties have entrusted Clyde Property to handle their sale.

Now I know you may be thinking, “That's all wonderful, but aside from the inevitable back patting going on within the Clyde Helensburgh branch, how does this affect me if I'm thinking of moving home?”. Well, these figures help to paint a very pretty picture of the continuing buoyancy and sustained improvement in the market that we have been seeing now for the past six months in particular. So for anyone thinking of selling, there really hasn't been a better time than right now.

From modern flats, to conversions and bungalows, detached family homes and rural cottages, from £80,000 up to the giddy heights of £500,000, the spread of interest from buyers has seen successful sales and rising prices across the board. From Helensburgh  to Rhu, Garelochhead, Clynder and Kilcreggan, it is this diversity that augurs well.

We have also seen a distinct rise in closing dates over the period and increased competition from buyers. One such example was a detached bungalow in Clynder going to a closing date in July, with five offers and a selling price of more than £35,000 above its £240,000 Home Report valuation. Another property, a detached in Albert Street, Helensburgh also went to a closing date with a £10,000 premium paid above the Home Report. Interestingly, this was the second time we had sold the property in the space of a year, with the selling price £20,000 higher than the first sale. With only a small amount of decorative work having been done to the property in this time, this example is a real tell tale sign of the improvement in the market over the past year.

Whilst it's easy to dwell on all the hype and success stories of the recent market, let's not forget about those who have had their homes up for sale for months and in some cases for a year or two, and also we need to remember that for buyers out there, this competitive market can be somewhat daunting and frustrating. To that end, over the coming months, we are going to be holding a series of Open Days in our Helensburgh office. These informal days will be aimed at providing the right advice and guidance to anyone struggling to sell their home with their current agent, for those thinking of selling in the future and also for anyone looking for help when it comes to buying.

Helensburgh, Letting Market Update

At the end of quarter three the Helensburgh Rental market has shown that the demand for family homes is very much still the main focus for the majority of tenants locally. Currently there is a real shortage of properties with three or more bedrooms which is the most popular choice for families in need of more space. Properties that are meeting this criteria are moving very quickly and the same story persists that we are having more than one family looking to proceed with the same property each time we list a family home. This is a great position for Landlords to be in as they are able to have a choice of quality tenants to choose from but unfortunately can leave the unsuccessful parties very disappointed.

Recently we had a four bedroom property, which we have managed for a couple of years in Guymannering Road come up for re-let. The current Tenants have purchased locally and when re-advertising the house we had a new Tenant secured for the property in less than 24 hours. The new Tenant was in on our database of ‘ready to move’ Tenants and was delighted that we advised her of the property prior to marketing it online. We aim to provide a great service for both prospective Tenants and Landlords alike by having the shortest possible void period between tenancies. We are also still seeing many people re-locating to the area for work commitments both from south of the border and as local as Glasgow. Helensburgh has fantastic rail links to the City Centre which attract house hunters who are looking for a little more for their money and less hustle and bustle. Flats with two bedrooms are moving quickly as well, often we are seeing two people sharing a property who work at Faslane and are looking for a base. If you are looking to invest locally and a flat is something you are considering, my advice would be to purchase a two bedroom property rather that a one bedroom as we have seen a downturn in demand for smaller flats.

Over the quarter we have seen a wide range of properties coming to the market ranging from one bedroom flats from £400 per Calendar month up to large detached homes. A fine example of this would be a beautiful detached house in Eden Grove in Rhu. The monthly rent on this property is £1250 and again this property was rented off market to Tenants who we advised to view before marketing. The Landlord of this property was delighted with the service and how quickly we secured a high quality and ‘ready to move’ Tenant for the house. This was extremely reassuring for the Landlord as they relocated to Canada leaving their property to be managed by us. As a lot of our Landlords live overseas, we pride ourselves in Landlords trusting us with the management of their home while they are away. Many of our Landlords plan on moving back to their properties as quite often they are their family homes and not just an investment.

At the end of our third quarter I would now expect to see viewer numbers start to slow down in the run up to the winter months. This being said the same time last year our viewing numbers were at a record high so I am hopeful that this continues. As many new Landlords are finding out, the rental property compliance requirements have change quite significantly in Scotland over the last year and Landlords are now required to have a number of compliance related checks completed prior to marketing and rental This can seem like a bit of a headache for Landlords, however at Clyde we have a technical team who can organise everything to be carried out within one of our excellent compliance packages that we offer, taking the pressure off Landlords under our unrivalled fully managed service.

I feel compelled to write and tell you about my most positive dealings with Clyde Property, West Princes Street, Helensburgh. Generally it is a rare phenomenon to receive such outstanding services these days and I have never experienced from other estate agents the level of care, consideration, interest and professional approach as I did from Clyde in Helensburgh. People joke/moan about estate agents, solicitors etc – 'Pah, what do they do for their money' but I can assure you, it can pay dividends, reduce stress and be a very positive experience if you use the right estate agent (I have moved house a lot!!) as in my case this time.

I had 7 viewings in the first 5 days thanks to the successful marketing and work of the staff. Living locally in Helensburgh

The town is served by three railway stations, Helensburgh Upper on the West Highland Line, Craigendoran, on the North Clyde Line and Helensburgh Central, the terminus of the North Clyde Line. It takes 50 minutes to reach the shops and offices of Glasgow City Centre and another 50 minutes to Edinburgh and the East Coast.

The seafront has an indoor swimming pool, an esplanade walk, a range of shops, cafes and pubs and sailing facilities including a marina in Rhu. The streets are built on a gentle slope rising to the north east, and at the brow of the hill a golf club has views looking south out over the town where numerous other sports are active including football, rugby, cricket, athletics, netball, hockey, curling, bowling, sailing and fishing.

The locality is well served by a number of excellent state primary schools providing the high attainment secondary school, Hermitage Academy, with an annual influx of children eager to learn about well known townspeople such as John Logie Baird, the inventor of television; Henry Bell, who built the first passenger steamship ‘The Comet’ ; architect William Leiper ; actress Deborah Kerr ; poet WH Auden ; writer AJ Cronin ; and Prime Minister Bonar Law amongst many others. Lomond School, an independent, co-educational and boarding school also offers private education in central Helensburgh.
