Situated approximately 30 miles West of Glasgow and nestled between the North shore of the Clyde estuary and beautiful Loch Lomond, Helensburgh is the largest settlement in Argyll & Bute with a population of around 15,400 (inc nearby Rhu). Regarded as an affluent commuter town for Glasgow it’s also home to Faslane Naval Base, the largest employer in the area and a source of significant commercial income for the township and its people. It is also a popular seaside resort for day trippers and a summer stop-off point for The Waverley paddle-steamer on its way ‘Doon the Water’.

Helensburgh, Sales Trends Oct-Dec 2016

As we moved into the latter part of the year, we continued to see strong demand pretty much across the board for most types of property in the Helensburgh area. We have noted that over the past couple of years, the market has become far less seasonal, and this was even more evident during this three month period and indeed right up until the festive period when we actually had two closing dates in the diary for the week before Christmas.

Whilst it is still the norm for fewer properties to come to the market at this time, with less properties available to buy, this again led to heightened competition from an already healthy number of buyers who were still actively looking and viewing properties.

This all resulted in properties selling quickly....with many going to closing dates and with many of our sales achieving prices in excess of Home Report values. This situation obviously bodes well for anyone thinking of selling in the New Year. However, there is still a fair amount of frustration for buyers who could find themselves in a competitive situation when looking to offer for a property. 

We have completed 51 sales over the quarter and when compared to the same period last year, this amounts to a 30% rise from 2015. In terms of viewer numbers over the three months, we have also seen a significant rise of around 25% from last year. 

During the quarter, the demand for all types of property in the £100,000 to £350,000 has been fantastic. Flats, semi detached, detached homes and bungalows have all been  strong performers. Some notable sales include a substantial bungalow in Albert Drive that sold in October at a closing date and achieved over £20,000 above its £260,000 Home Report valuation. Moving into November, we saw 17 sales for the month, with one of the most notable sales being a modern flat in Normanhurst Court that we sold in less than a month, having been on the market previously with another local agent for over a year! There were a staggering 15 sales in December, that included a magnificent two bedroomed apartment in Arden House on the shore of Loch Lomond. It achieved over £550,000! 

Looking slightly further afield, to the market in adjacent areas such as Rhu and Shandon and to outlying areas such as Garelochhead and the Rosneath Peninsula, the months of October, November and December have also been pretty active, both in terms of viewer numbers and with one particularly notable sale being a substantial Victorian detached villa in Kilcreggan that sold for just under £400,000. We also sold a lovely modern flat in Rowmore Quays, Rhu that was under offer within a couple of weeks of coming to the market and again selling for more than its Home Report value of £215,000. Examples such as these show that the market in these areas is undoubtedly on the rise for such properties, however, a sensible pricing strategy coupled with realistic expectations are still the key to a successful sale. 

As we move into the New Year, there are many positive signs that the market will go from strength to strength, with quicker selling times being the norm, more potential buyers looking for properties across the board and with the closing date being commonplace. Should this be the case, property prices are likely to increase as the year progresses. However, although interest rates are still low, they are set to rise at some point in the not too distant future, so if you are thinking of selling, now is undoubtedly the time to do so!

Helensburgh, Letting Trends Oct-Dec 2016

At the end of quarter four the Helensburgh Rental Market has shown that the demand for quality accommodation from flats to family homes is still very much in demand. In our previous quarter the flat market had some what slowed down and it was taking longer than average to find suitable Tenants for flats however in this quarter this has not been the case and flats have been moving as normal in usually around a week. On the run up to the Christmas break we usually see the viewing levels drop, the office become quiet however this year I was negotiating rental agreements right up until close of business on the last day of trading. An excellent result for Landlords who are always concerned when a property is vacant over the winter months.

Recently we had a new property come to market which had been managed by another local Letting Agency in Havelock Place in Helensburgh which is a very popular location for both sales and lettings. The Landlords had had a poor experience due to various reasons and when their lease came to an end decided to switch to Clyde. We had the property on the market within days of instruction and had a Tenant secured for the Landlord within the first week of marketing. The icing on the cake for the Landlord was we managed to secure the rent at a considerably higher rental amount per month. A service that could not be rivalled by their previous agency. As before the expansion of Faslane Naval Base is bringing a lot of new house hunters to the area. We are also seeing a lot of people moving out of the city for more space and Helensburgh offers a great 45 minute commute to the city centre of Glasgow. There is no better time to invest in a rental property locally and my choice would be a two bedroom flat or house of your budget allows.

Over the quarter we have seen a wide range of properties coming to the market ranging from one bedroom flats at £350 per Calendar month up to a large detached bungalow at £995 per Calendar month. As in previous quarters all of our properties are Tenanted quickly and efficiently with all Tenants being referenced through an external company.

At the end of the third quarter we are looking for a busy run up to the Spring. Since reopening in January the office is as busy as ever with rental viewings in constant demand. As a whole 2016 has been an up and down year for the rental market in Helensburgh. Although property is in huge demand locally we have not seen as many new properties coming to the market. A big factor in this is all of the new legislation laws and new taxation which has been effecting Landlords however we have various properties already signed up for the beginning of the year. I feel compelled to write and tell you about my most positive dealings with Clyde Property, West Princes Street, Helensburgh. Generally it is a rare phenomenon to receive such outstanding services these days and I have never experienced from other estate agents the level of care, consideration, interest and professional approach as I did from Clyde in Helensburgh. People joke/moan about estate agents, solicitors etc – 'Pah, what do they do for their money' but I can assure you, it can pay dividends, reduce stress and be a very positive experience if you use the right estate agent (I have moved house a lot!!) as in my case this time.

Living locally in Helensburgh

The town is served by three railway stations, Helensburgh Upper on the West Highland Line, Craigendoran, on the North Clyde Line and Helensburgh Central, the terminus of the North Clyde Line. It takes 50 minutes to reach the shops and offices of Glasgow City Centre and another 50 minutes to Edinburgh and the East Coast.

The seafront has an indoor swimming pool, an esplanade walk, a range of shops, cafes and pubs and sailing facilities including a marina in Rhu. The streets are built on a gentle slope rising to the north east, and at the brow of the hill a golf club has views looking south out over the town where numerous other sports are active including football, rugby, cricket, athletics, netball, hockey, curling, bowling, sailing and fishing.

The locality is well served by a number of excellent state primary schools providing the high attainment secondary school, Hermitage Academy, with an annual influx of children eager to learn about well known townspeople such as John Logie Baird, the inventor of television; Henry Bell, who built the first passenger steamship ‘The Comet’ ; architect William Leiper ; actress Deborah Kerr ; poet WH Auden ; writer AJ Cronin ; and Prime Minister Bonar Law amongst many others. Lomond School, an independent, co-educational and boarding school also offers private education in central Helensburgh.
