According to the latest analysis from Rightmove, March is the best month to your your home followed by April and May.

Where we live is often a huge part of this, and according to Propertymark the start of 2022 saw a sharp increase in the number of homes listed for sale. Figures show that the number of new instructions per estate agency branch went from five in December 2021 to nine in January. This is an 80% increase after three months of decline. Registrations by those looking to buy went up by an average of 100 showing that demand is as high as ever. The report by Propertymark also shows that 37% of properties sold above asking price in January compared to 25% in December 2021.
Rightmove has reported hat March is the month that those looking to buy and sell spring to action. People are motivated to move in time for the warm summer months and it’s also an ideal time for families as they can ensure their children start a new school in August. Over the last few years, we have seen a rise in those seeking gardens after two years of lockdowns and restrictions, with gardens proving to be the ‘must have’ feature of a new home. In fact, Rightmove has also reported that ‘Garden’ was the most popular search term showing that outside space is the top of their wish list.
The number of new homes coming to market is typically highest in March, but given that buyer demand is usually so high, it remains the strongest month to sell your home. By selling in March you could find that the maximum number of buyers view your home pushing up the price and ensuring you have a good chance of selling your home in the fastest time.
The spring is already proving to be busy as Rightmove has reported an increase in levels of buyer demand along with the highest number of properties coming to the market. In fact, the number of seller requests to estate agents for a property valuation is 27% higher since January 1st compared to January last year.
