The historic town of Hamilton, home to the world famous missionary and explorer David Livingstone whose home stands on Burnbank Road to this day.  The area was formerly home to Hamilton Palace, which was the largest non-royal residence in the Western world until it was demolished in 1921 due to ground subsidence.  After the Scottish War of Independence, the Hamilton family were rewarded with land known as Cadzow by Robert the Bruce and this ground is now known as Hamilton.  The Hamilton family constructed a selection of Landmark buildings that include The Hamilton Mausoleum, which has the longest echo of any building in the world!

Hello, I want to take this opportunity to introduce myself as the new Area Director of Clyde Property Hamilton. After starting at Clyde Stirling, two years ago, I am thrilled to return to my home town as my passion for property simply lies in the local Lanarkshire market.

As we reflect on Q2, I am delighted to report the Lanarkshire market continues to improve and the average house price has increased by 4% from last year. The demand for quality housing is simply outstripping supply, resulting in an extremely competitive market where "closing dates" are becoming the norm.

A snap-shot of successful sales are as follows:

79 Avonbrae Crescent, Hamilton - Backing towards mature woodland that stretches towards Chatelherault Country Park, this well-appointed three bedroom semi-detached villa benefits from preferred school catchment area and a highly desirable Silvertonhill address. The property was priced at offers over £127,500 with a home report valuation of £135,000. After only 4 days on the market we introduced 15 viewers to the property which resulted in an obvious closing date been set. We achieved 7% over the asking price and one of the highest prices recorded in the area for this particular house style.

17 Sunningdale Wynd, Bothwell - The property lies within Bothwell Castle policies which has long been regarded as one of the location's most sought after areas. Largely comprising of executive villas with the associated higher average house price, this position attracts growing professional families time and time again. We marketed the property at offers over £575,000 and achieved a phenomenal figure at 8% over the asking price, in just over 3 weeks on the open market. Our video drone footage was a massive factor to this incredible sale, showing all aspects of the surrounding the area.

3 Dunscoe Brae, Hamilton - Located in the High Earnock area of Hamilton and arguably one of the most attractive three bedroom semi detached villas to be available for sale in recent times. The property was priced at offers over £122,000 against a home report valuation at £130,000. In just 5 days on the market, we had sufficient interest to a set a closing date on the property. We received 4 offers at closing and our client received a staggering price of 6% over the home report valuation.

Fernlea Cottage, Cambuslang – This attractive sandstone semi-detached villa offers fantastic family accommodation and boasts a specification rarely seen in homes within this price bracket. Set at the edge of Drumsagard Village in Cambuslang, the home is extremely handy for a range of amenities. The home report valuation on the property was £230,000 and we priced the home at £219,000. Clyde Hamilton introduced 15 viewers to the property in just under 4 weeks and we managed to set closing date. The property sold for 10% over the asking price again was one of the most successful sales in the Cambuslang area.

Hamilton, Letting Market Update

The Lanarkshire rental market continues to grow from strength to strength over the last quarter. We have an increasingly high demand for quality furnished and unfurnished four bedroom homes, in particular areas such as Bothwell, Uddingston, West Craigs and Torhead Farm. This remains the number one hot spot and extremely popular for families struggling to find the perfect property or awaiting there new home been built.

The majority of new-build developments require your property to be actively market or sold before a reservation of a new build plot. The plot is often not ready for 12-18 months thereafter and sellers can quickly find themselves searching for a rental property. This results in a difficult task for families to locate suitable accommodation with the shortage of quality properties available. 

It was a concern that the current Brexit outcome and amendments to tax on rental incomes would have reserved landlords away from investing, but in fact we are actually witnessing growth in the number of investor throughout this location. The cheaper flats remain highly popular with buy to let investors with the current interest rates dropping to 0.5% and in my opinion there is no better time to invest your money wisely with the steady growth in values of properties across Scotland.

Living locally in Hamilton

Hamilton is the most prominent town in Lanarkshire thanks to it's large shopping centre, broad range of restaurants and leisure facilities.  Hamilton Park race course is part of Scotland's sporting heritage and was the first race course in Britain to host an evening fixture.  To this day frequent race meets are held including the most popular events "Ladies night" and "Saints and sinners".  Chatelherault and Strathclyde Country Park are two renowned public parks with Strathclyde Park being now best known for having been host to the Triathalon event during Glasgow's 2014 Commonwealth Games.
